Raich Companies is a growing real estate investment and property management company currently managing 20+ rental units with aggressive expansion plans to exceed 100 units within 2 years. We are seeking an adaptable professional to grow with us as we scale our operations.

Position Summary

We are seeking a versatile Property Administrator/Coordinator to support our multi-family property management and record-keeping operations. This is a great opportunity for someone early in their property management career who is looking to grow — this is a dynamic, evolving role ideal for someone who thrives in a growth environment and wants to build something from the ground up alongside an expanding company.

Required Qualifications

Experience:

  • Minimum 12 months of experience with rental property management
  • Experience with Tax Credit (LIHTC), Section 8, and/or Housing Choice Voucher Program administration preferred, but not required
  • Basic bookkeeping or record-keeping experience helpful
  • Experience with new construction draw coordination and contractor management preferred

Technical Skills:

  • QuickBooks experience preferred
  • Comfortable learning and utilizing multiple software platforms for payments and operations
  • Property management software experience (Yardi, RealPage, Buildium, Turbo Tenant or similar) preferred
  • Strong proficiency in Microsoft Office Suite (Excel, Word, Outlook)
  • Adaptable to new technology and cloud-based systems
  • Experience working in BuilderTrend platform or similar

Compliance Knowledge:

  • Familiarity with HUD regulations, Fair Housing Act, and Minnesota Housing compliance requirements a plus
  • Understanding of Housing Tax Credit (HTC) income and rent limits a plus
  • Familiarity with Section 8 certification, recertification, and reporting requirements a plus
  • Willingness to learn affordable housing compliance monitoring and documentation

Key Responsibilities

Property Management:

  • Oversee daily operations of 20+ rental units (growing to 100+)
  • Manage tenant relations, leasing, move-ins/move-outs, and lease enforcement
  • Conduct property inspections and coordinate maintenance operations
  • Handle tenant concerns, work orders, and emergency response
  • Ensure compliance with all federal, state, and local housing regulations
  • Process Section 8 voucher payments and coordinate with housing authorities
  • Perform annual certifications and recertifications for subsidized units

Record Keeping:

  • Maintain accurate and organized property records
  • Manage rent collection; issue late fees and/or eviction notices when applicable

Construction & Development Coordination:

  • Track and coordinate construction draws for new build projects
  • Review and process invoices from general contractors and subcontractors
  • Maintain certificate of insurance (COI) tracking for all contractors and vendors
  • Document construction progress and coordinate payment schedules
  • Serve as liaison between ownership and general contractors
  • Coordinate the transfer of all utilities into the correct name for billing on new property purchases and/or sold homes

Administrative & Marketing Support:

  • Distribute property mailers and marketing materials (materials provided; creation not required)
  • Handle general administrative tasks as needed, including but not limited to visiting properties, serving as the on-site coordinator for tenant move-ins/move-outs, and assisting ownership and leadership staff with miscellaneous projects such as distribution of marketing materials
  • Assist with insurance audits, including gathering and organizing required documentation
  • Maintain organized filing systems (physical and digital)
  • In charge of tenant communications and notices
  • Assist owner and leadership with additional tasks as needed
  • Support special projects as the company grows
  • Minimal in-state travel required within Minnesota to support property visits and on-site coordination

Compensation & Details

  • Salary Range: $36,000 – $48,000 annually, depending on experience
  • Performance reviews at 90 days and 12 months
  • Growth Potential: Earning potential grows as we scale. This position offers long-term growth and increased earning potential as we scale
  • Location: Minnesota (location/flexibility to be discussed)
  • Schedule: Full-time, Monday-Friday with occasional after-hours availability for emergencies
  • Involves minimal travel within the State of Minnesota to support property visits, on-site move-in/move-out coordination, and other on-location administrative duties
  • Valid driver’s license required with reliable transportation
  • Must be comfortable working independently and managing multiple priorities
